Offer of New Flats on Warsaw Residential Market in Quarter 1, 2011

At the end of March 2011 the residential offer in Warsaw comprised over 16.9 thousand flats. Nearly 5 thousand of those flats (29.4%) were completed units. Only two districts, namely Mokotów and Wola, recorded over 2 thousand flats on offer. Wilanów and Białołęka had over 1.9 thousand and nearly 1.9 thousand flats, respectively.

Worth noting is the fact that at the end of the first quarter 2011, 73% of the offer of new flats in Warsaw were dwellings located in the left-bank Warsaw, and about 27% in the right-bank part of the capital. Additionally, the share of completed flats was higher to the west of the Vistula (over 31%) than to the east of it (nearly 25%).

This year’s first quarter was characterised by a large number of projects or their phases launched. 33 new proposals for clients with over 3.6 thousand flats appeared on the market. It is worth paying attention to the following districts: Wola, Wilanów and Praga Południe. They are not only the first, second and sixth district in terms of the highest sales recorded in Warsaw, respectively, but also areas more often chosen by clients than residential preference study would suggest.
