Wrocław – Changing Share of Districts in Total Wrocław Supply

At the end of July 2011 the residential offer in Wrocław comprised 6.7 thousand flats, with over 3.1 thousand in Krzyki, and over 2.3 thousand in Fabryczna. Slightly more than 0.5 thousand of dwellings were recorded in Śródmieście. On the other hand, the supply of flats both in Stare Miasto (the Old Town) and Psie Pole did not exceed 0.4 thousand residential premises.

Worth noting is the situation that since the end of 2009 the share of individual districts in the supply of new flays in Wrocław has been changing every month – this tendency also relates to July 2011.

According to the table presented above, all of the presented periods show that the highest supply of new flats was in the area of Krzyki. At the end of 2009 the majority of new Wrocław offers were located there, and in the subsequent periods neither did the share of this district fall below 43% nor exceed 48%. The next very popular district among real-estate developers is Fabryczna. In the middle of 2010, at the end of December 2010 and this year as well this district constituted from 30% to 35% of total Wrocław supply. These are Krzyki and Fabryczna where the widest choice of flats can be found, especially the least expensive ones constructed in the economy segment. As it has been observed, since the middle of 2010 the share of Psie Pole in the total city supply has been falling. This has been mainly the result of a large number of offers appearing in Krzyki and Fabryczna, and the fact that the supply of flats in the whole city has been dramatically rising. Taking into account projects launched in Psie Pole for the past few months, as well as the plans of real-estate developers and the potential of the region, it is possible that this district share in total Wrocław supply of new flats will rise in 2012. The share of Stare Miasto and Śródmieście in total city’s offer has remained quite low. These are regions associated with more expensive and more exclusive projects which enjoy limited popularity at present. Krzyki and Fabryczna will remain definite leaders in respect of the offer of new flats in the next few quarters. Psie Pole is going to arouse more interest, especially considering the offer of the most frequently looked-for type of flats – the cheap ones. With substantial supply of flats and clients’ current residential preferences, it should not be expected that in the nearest future the offer of new flats in Stare Miasto or Śródmieście will significantly go up.
